CLIENT NEEDS

This coastal second home was ready for a comprehensive update, with the kitchen and both bathrooms feeling outdated and no longer suited to modern living. The existing layouts also felt constrained, especially in the primary bathroom, where a small shower limited functionality.

Throughout the home, the living areas lacked a sense of connection, and the kitchen felt disconnected from the rest of the space. The client’s goal was to modernize the beach home, improve functionality, and create a more open, livable environment for everyday life.

DISCOVERY & DESIGN STRATEGY

During the design phase, we identified opportunities to enhance the home beyond the client’s initial expectations. While the original plan was to maintain the existing kitchen layout, early exploration revealed the potential to open the kitchen to the living and dining areas, significantly improving flow and connection throughout the main level.

In the primary bathroom, relocating the existing service chase allowed the layout to be reimagined, expanding the shower and improving overall functionality. This change made possible a result that would not have been achieved otherwise.

Several technical challenges were addressed to support a smooth construction process. Integrating a return air system into the new kitchen island required careful coordination to maintain performance while preserving a clean, cohesive design. The exposed wood ceilings also limited opportunities to conceal wiring, which was resolved by introducing a custom faux wood beam with integrated lighting.

A comprehensive design package, including 3D models, elevations, and material selections, provided clarity for the client and ensured the construction team could execute the design with precision.

TALMADGE SOLUTION

The remodel focused on improving flow, functionality, and cohesion throughout the home. The kitchen was opened to the adjacent living and dining areas, creating a more connected and inviting space. A new island was introduced, thoughtfully integrating both functional and mechanical requirements.

In the primary bathroom, relocating the service chase allowed for a larger shower and a more efficient layout. The vanity and toilet were repositioned to improve usability, while glass enclosures enhanced openness and natural light.

Material selections emphasized warmth and continuity. Existing red oak flooring was restored and extended into the kitchen, unifying the upper level. Light quartz surfaces and backsplash surfaces paired with warm, neutral cabinetry created a clean, inviting kitchen aesthetic.

The bathrooms feature complementary, contrasting palettes for visual interest. The primary includes a white vanity with blue tile, while the secondary reverses this relationship. The secondary bathroom was also reconfigured with a walk-in shower, and both spaces were updated with lighter finishes and improved layouts to feel more open and functional.

RESULT

The completed remodel is a clean, cohesive beach home that feels modernized while remaining true to its coastal character. The improved layout creates a more open, connected living environment, and the updated kitchen and bathrooms enhance everyday functionality.

Restored and extended red oak flooring ties the home together, while a refined material palette brings warmth and simplicity throughout.

The result is a space that feels both refreshed and timeless, designed to support relaxed coastal living and time spent with family and friends.
